This is the most comprehensive standardized service we provide. It comprises thirteen spread-out visits a year, every 4 weeks, to complete a year-round property maintenance schedule. 

• Inspections of toilet operations and leaks. 
• Inspection of faucet operations and leaks.
• Inspection of all exterior water bibs for leaks.
• Smoke detector inspections & tests.
• Fire extinguishers position inspection–if any. 
• Garbage disposal operation inspection.
• Shower drains - Unclog drain inspection.
• Bathroom faucet drain clog system inspection.
• Hood range filter inspection.
• HVAC filter replacement. (every 3 months)

The Trimester and Year services are also included in this service package as they are spread out throughout the 13 visits in a year.

This service comprises four visits throughout the year. Each visit will be scheduled at the beginning of each season. It is a balance service for handy owners that can takeon some property maintenance, but know that professionals know more. 

Spring

• Pressure washing
• Gutters and downspouts cleaning 
• Inspect for leaks or roof damage.
• Schedule A\C service.
• Schedule outdoor woodwork reseal.
• Inspect concrete pathways
• Replace HVAC filters
• Inspect the sprinkler system

Summer

• Inspect outdoor kitchen
• Order Mulch Garden beds
• Exterior paint touch-ups, if necessary. 
• Inspect the dryer vent
• Clean refrigerator coils 
• Replace HVAC filters
• Clean bathroom vent fans
• Home Alarm Test

Fall

• Schedule inspection HVAC -heating.
• Schedule chimney sweep, if necessary. 
• Inspect for seal cracks on windows and doors
• Winterize outdoor water bibs
• Inspect gutter operation
• Flush water heater
• Replace HVAC filters

Winter

• Inspect for thermal leaks
• Inspect weather stripping
• Inspect attic insulation
• Inspect the A/C Condenser for debris.
• Reset water heater temperature
• Inspect all stairs, steps, and handrails for safety
• Replace HVAC filters
• Set thermostat to average temperature

This service consists of one-visit to conduct essential maintenance services. This schedule is the most basic service a property should receive every year.
