This service comprises thirteen visits a year and is spread out every 4 weeks to complete the scheduled tasks. This is the most comprehensive standardized service we provide. Custom services are also available.

• Inspect toilet operations and leaks 

• Inspect all property faucets for leaks

• Inspect all exterior water bibs for leaks

• Inspect Smoke detectors - test.

• Inspect Fire extinguishers – if any. (A minimum of one is strongly suggested)

• Inspect garbage disposal operation - cleanout.

• Inspect shower drains - Unclog drains

• Inspect bathroom faucet drain clog system

• Inspect and replace customers provide, if necessary, hood range filter.

• Inspect HVAC filters (replace customer-provided every 3 months)

The Trimester and Year services are also included in this service as they are spread out throughout the 13 visits in a year.

This service comprises four visits throughout the year. Each visit will be scheduled at the beginning of each season. It is a balance service for handy homeowners that can take some maintenance tasks on their own, but understand that a professional handyman knows more. 

Spring

• Schedule outside windows and siding pressure washing

• Schedule gutters and downspouts cleaning 

• Inspect the roof and chimney for leaks or damage.

• Schedule air conditioning system service.

• Schedule deck, fence, and other outdoor woodwork reseal.

• Inspect driveway and other concrete pathways for cracks and joint defects. 

• Replace customer-provided HVAC filters

• Inspect the sprinkler system, test the irrigation system, and set an appropriate schedule.

• Flush the air conditioner overflow system

Summer

• Inspect the outdoor kitchen for safety issues and compliance

• Order Mulch Garden beds installation

• Exterior paint touch-ups if necessary. (150 sqft. max)

• Inspect dryer vent – schedule for cleanup if necessary.

• Clean refrigerator coils 

• Replace customer-provided HVAC filters

• Clean bathroom vent fans

• Home Alarm Test

Fall

• Inspect the operation of the heating system

• Schedule a chimney sweep, if necessary. 

• Inspect for seal cracks on windows and doors

• Turn off or winterize outdoor water bibs

• Inspect proper gutter operation

• Flush water heater

• Replace customer-provided HVAC filters

Winter

• Inspect for thermal leaks

• Inspect entryways' weather stripping

• Inspect attic insulation, schedule additional insulation if needed

• Inspect the exterior of the Air Conditioning Condenser for debris.

• Inspect and reset the hot water tank for proper temperature

• Inspect all stairs, steps, and handrails for safety

• Replace customer-provided HVAC filters

• Remove window screens, if the customer desires

• Set the home heat thermostat to the average winter temperature

This service consists of a one-property visit to conduct essential maintenance services. This schedule is the most basic service a house property should receive on a year-round basis. 

• Inspect proper drainage on the A/C unit

• Inspect proper gutter operation

• Flush water heater

• Inspect the home for any signs of pests

• Inspect attic vents and insulation

• Inspect roof vents and mechanicals for leaks and proper function.
