Choosing the right Contractor?

At Kingwood Homes, our mission is to provide exceptional services that enhance the quality and value of the property. We believe everyone deserves a reliable and professional contractor. 


Overwhelming? Yes. Impossible? No.

Your property is one of the biggest financial investments in your life; everyone deserves confidence in the contractor hiring process.


To help choose a responsible, knowledgeable, and reputable general contractor, whether it’s with another company or us, we have developed a helpful aid.

Here the main tips:

1️⃣ Define your project. 

Know what you want to complete, budget range, and desired timeline BEFORE meeting contractors. Writing your SOW makes estimate comparisons fair and easy later.


2️⃣ Verify licenses and insurances.

Always confirm that the contractor is properly vetted and carries both general liability and workers’ compensation insurance. Don’t hesitate to ask for proof.


3️⃣ Get multiple written estimates.

Compare at least three detailed proposals. Be cautious of unusually low bids; they lead to shortcuts and unexpected change orders later. This is an old trick to lowball.


4️⃣ Check references.

Ask or contact recent clients directly. Look at completed past work and similar projects. An active contractor is a good contractor.


5️⃣ Make sure everything is in writing.

The Scope of Work description, materials, payment schedule, timeline, and warranties should ALL be clearly documented AND before work begins.


6️⃣ Confirm permits.

If permits are required, your contractor, NOT YOU, should handle them. This may require additional cost to you, but be real, when was the last time you completed Construction 101?


7️⃣ Avoid upfront payments.

Deposits should NOT be required for small projects. Larger projects may require a deposit with progress milestones, reimbursement processes, and progress-based scheduled payments.
